First-time buyer strategy breakdown

Here's a simplified breakdown of how the RRSP + GST rebate strategy can work for a new-build townhome purchase.

  1. 01

    RRSP Loan

    Borrow funds (typically around $25,000) and contribute to your RRSP. Funds need to vest for at least 90 days, so plan your completion date past that window.

  2. 02

    Buy a New Build

    Purchase a qualifying new construction home. Withdraw the RRSP funds under the Home Buyers' Plan to use as your down payment.

  3. 03

    Tax Refund

    Your RRSP contribution reduces your taxable income — often resulting in a refund of roughly $6,000–$12,000 depending on income.

  4. 04

    GST Rebate

    New homes may qualify for a GST rebate up to ~$25,000. It is applied for after closing and paid separately.

  5. 05

    Repay the Loan

    Use the tax refund and GST rebate to pay down or fully repay the initial loan, including any interest.

Important Notes

  • You must qualify for the mortgage with the loan in place
  • GST rebate is not immediate and can take time
  • RRSP funds must be repaid over time (15 years)
  • Closing costs still require available cash
